Selecting which local estate agents to use when selling a home is one of the most important things for you as a seller. It is also essential that you carefully negotiate your contract, so you are left under no illusions as to what it will cost you.
From time to time however, the bill an estate agent finally delivers is higher than what the seller expected. In the majority of cases, such problems can easily be resolved. Most sellers will have a very good relationship with their agent, so discussing the details should not be an issue.
First of all, you do need to make sure that the bill was calculated correctly. Check to see whether the breakdown of charges matches the charges mentioned in your contract. If there is an item listed in the charges breakdown that was not listed in your contract, it is likely the costs are not yours to pay.
With such proof, most agents will admit their mistake and make things right. When this does not happen, though, there are ways in which you can recover your money.
Often, the best way to start is through contacting the estate agents’ head office or, in the case of independent firms, the manager. If this fails, contacting either the National Association of Estate Agents or the Property Ombudsman should mean you get the problem sorted out.
If the agent is not a member of either of these, your local Trading Standards office is the next stop. Court action is extremely rare in any dispute between a seller and their estate agents, but it is possible when circumstances dictate.
To help you pick agents that you will not have any problems with, try searching for estate agent reviews online. You should be able to get valuable help and advice, along with recommendations for excellent estate agents.
